  2026-02-11     FAR Inspections     Woodville,WV
Description:

FAR Inspections is on the lookout for motivated individuals to join our team as Residential Occupancy Inspectors. Conduct occupancy verifications for mortgage lenders while enjoying the flexibility of an independent contractor role. This position allows you to earn a steady income, whether you're looking for full-time work or supplemental income. Although previous experience in mortgage field inspections is helpful, it is not required. Your ability to efficiently manage your time and meet deadlines is crucial.

What is an Occupancy Verification?

Mortgage lenders regularly require updates on their properties, which creates the need for independent contractors. The primary objectives you will be focused on include:

  • Verifying property occupancy.
  • Assessing the general condition of the property through an easy-to-use mobile application.

Most inspections are exterior-only assessments, with around 10% requiring interior photos when properties are found vacant.

As an inspector, you will be contracted at a county level, responsible for completing inspections in your designated area. In periods of high demand, you might share your county with another inspector.

Responsibilities
  • Complete most inspections within approximately 5-6 minutes.
  • Ensure inspections are completed within 4 days of assignment.
  • Report on property conditions and determine occupancy according to industry standards.
  • Capture 9+ photos of the property along with brief comments.
  • Use an app to fill out a short inspection form.
  • Be prepared to spend long hours driving and making multiple stops throughout your assigned territory.
Requirements (must-have qualifications)
  • Computer with internet access.
  • Reliable vehicle (good gas mileage preferred as you will cover your own fuel costs).
  • Smartphone (Android or iPhone).
  • Printer.
  • Ability to pass a standard background check with a valid driver's license.
Pay and Hours

This position is as a 1099 independent contractor. Each inspection has a flat rate that varies by county and volume. While pay is structured per inspection, you can anticipate earning approximately $30-$40 per hour.

Depending on the classification of the county (urban or rural), you can complete between 20-500 inspections monthly, working between 2-30 hours a week. Typically, lower volume counties offer higher rates, and higher volume counties have lower rates. Please note, there is no guaranteed number of inspections monthly, but work remains consistent throughout the year.

As you build your reputation and increase your availability, your earnings can expand. Please be aware that mileage reimbursement is not included on top of the flat fee per inspection.
