Manages the details as to determining eligibility i.e. criminal background, financial, and last lease check.Coordinates and/or assists in activities of tenants.Coordinates activities of workers engaged in maintenance and repair of buildings and grounds.Shows and rents apartments and conduct move-in and move-out annual inspections.Completes lease forms, outlining conditions and terms of occupancy.Inspects and evaluates physical condition of buildings and arranges for necessary painting, repairs, and maintenance by workers.Collects rents and issues receipts.Resolves complaints of tenants.Purchases supplies and arranges outside services, i.e. trash removal.May supervise program participants assigned to complex to gain work experience.May assist Exterminator during monthly visits.Assists with yearly inspections of building and equipment required by federal, state, and local laws.Must be able to have a good working relationship with Tenant Association officers.Answers emergency calls by residents; arranges for rescue squad, if necessary.Works with Fire Department during fire alarm.Is responsible for submitting requisitions to pay all bills.Publishes monthly calendar of events.Attends monthly Tenant Council meetings.Makes tenant referrals to Service Coordinator and assists the same with tenant concerns.Removes all monies from laundry and pop machines and maintains deposit records. Completes monthly reports for Central Office as to all laundry and pop machine collections.Assists Maintenance Person with tasks involving problem-solving, blueprint reading, and specification book.Works up annual budget and price comparison sheets.Responsible for maintaining service contracts on elevators, emergency generator, fire alarm, sprinkler system, etc.Performs other related work as assigned by the Southern Regional Housing Director.QualificationsAt least two years housing management and/or supervisory experience is required. Must possess a knowledge of construction and building maintenance practices, particularly with air conditioning, electrical, carpentry, and plumbing. Must have a knowledge of the structure and practices of organized labor and the ability to establish and maintain effective working relationships with individuals and the community. Must have the ability to plan and work effectively. Must be able to communicate effectively with tenants. This position is classified as "medium work" by the Dictionary of Occupational Titles; therefore, individuals employed in this position must be able to lift a maximum of 50 pounds with or without an accommodation. Must possess the required minimum traits to meet the responsibilities of the position described herein. Must reside on-site. Due to the nature of this position which requires extensive local travel, the applicant must possess a valid driver's license and must have adequate transportation to perform this job.
